Annualized average insurance premiums for U.S Multi-Family properties have skyrocketed.  Reports show increases ranging from 27.7% up to 33% year-over-year to a total increase of 129% since 2018.  This is due to natural disasters and energy grid issues combined with soaring replacement costs and property values.  In a handful of markets, the challenges have been further exacerbated by insurance carrier exits.  And in some markets, property owners are paying far more depending on a property’s location, building type, and their own company scale.  The big challenge for many MF Owner/Operators is that the business model for acquisitions in recent years was based on insurance premium estimates that are now significantly higher.  And, big spikes in insurance costs tend to be sticky.   Unlike interest rates, property owners can't bet on a future decrease substantially pushing down costs.

Successfully navigating workouts and distress investing hinges on understanding the motivations and mindsets of all counterparties involved. Nowhere is this more critical than in distressed situations. Borrowers are often negotiating from a position of weakness, and failure to recognize or address this reality can lead to compounded problems and a lost opportunity before negotiations even begin.

Distress investing follows similar principles. Behind every deal lies a distressed borrower and a distressed lender, each with their own pressures and objectives. If you aim to be the "white knight," understanding these motivations is essential. Whether restructuring debt or seeking out great investment opportunities, your strategy must account for the right timing—whether restructuring directly with lenders or waiting for assets to hit the market (and competing in a bidding war).

Our expert panel will explore the challenges, motivations, and methods for success in this space. We’ll examine macroeconomic trends and provide insights into navigating specific workouts and deals. Key discussion points include:
• Do lenders really prefer not to foreclose, or is their true goal in fact just to avoid losses?
• Can an advisor pitching their golf buddy's status truly influence a lender’s decision to accept a loss? Does that include a 5-stroke lead?
• What does “non-recourse” actually mean? Spoiler: Many of today’s Multi-Family bridge loans are only non-recourse under ideal conditions.
• Pre-negotiation agreements: While they’re nearly impossible to avoid, learn to identify and counteract clauses that could trap you. Push back on non-negotiables whenever possible.

By the end of this session, you may have more questions than answers, but at least you’ll have the right questions. The answers typically lie in your loan documents, operations and the advice of our panelists.
